Lag between Video and Audio

If I export a small section of a larger mp4 file using the begin and end timeline, I see there is a lag
between the Audio and Video. I see black screen at the start with Audio and then the video starts.

I am using MAC OS Monterrey on Mac Mini (M1 2020).

Steps to reproduce:

  1. Open a Video file - mp4
  2. Select a small piece of the video using Mark in and Mark out
  3. Reset Timeline Zoom
  4. Turn on the Enhancement slider to ON
  5. Export As and provide a filename and hit enter
    The output resulting file when played will start with a black screen but with audio from the original clip. As you view the clip there seems to be a lag between the audio and video. Audio seems to be ahead of the video. Basically the video part lags the audio part.
